The property, not including the separate outlot driveway <br />corridor, is about 2.7 acres, which would allow an accessory structure with a footprint of 1,200 s.f <br />If the total area of the lot and outlot including wetland is used, the lot at 4.985 acres would allow a <br />2.000 s.f. footprint. The total buried and above ground footprint of the proposed building as <br />reported by the applicant is 3310 »*f., with 1,426 s.f. (or about 43%) above ground. Additionally, <br />a Conditional Use Permit is requested for plumbing in an accessory structure that includes a toilet. <br />Planning Commission Recommendation: On May 16 Planning Commission voted 4-2 to <br />recommend approval of the variances for the location and for the Ov ersize Accessory Structure <br />(OAS) footprint in excess of that normally allowed based on the lot size: and approval of a <br />Conditional Use Permit for plumbing in an accessory structure; subject to the standard OAS and <br />accessory building plumbing covenants, in addition to a covenant that the building cannot be used <br />for commercial purposes now or in the future. The minority opinion of the PC members was that <br />there is no hardship to support the oversize aspect of the structure.
