MS-3109 <br />May 16«3005 <br />PagaOofO <br />stalls. <br />Zoning Ordinance Section 78*1511 (1) states that “open parking spaces on lots must have <br />a location other than a required yard, except that such paildng may be located in a rear <br />yard to within ten feet of an interior side lot line and to within ten feet of a rear lot line.” <br />The ^>plicants have proposed all parking to meeting required setbacks of 10 ’ to the side <br />lot line and 30* to the front and rear lot lines. The spaces are 10 ’ x 20 ’ where 9* x 20 ’ is <br />normally recommended. <br />Issues for Coasldemtioa <br />1. Should an additional 483 s.f. be removed in order to comply with the 1994 approval? <br />2. Should the applicants provide a landscape plan? <br />3. Are there any other issues or concerns with this application? <br />Staff Recommendation <br />Staff recommends approval with the following stipulations: <br />1. A hardcover reduction of 483 s.f. so that the proposed hardcover conforms to the <br />43% that was permitted by variance Resolution #3485 apixroved in 1994. <br />2.
