Draft PC Minutes Application Summary: The applicants revised their initial request prior to the Planning Commission meeting, and are now requesting a number of variances in order to construct a 20’ x 20’ detached garage on their property to replace a one-stall tuck-under garage which will be converted to living space. The following variances are requested: 1. A rear yard setback variance for a 11.5’ rear setback where 15’ is required; and 2. A hardcover variance for 45% within the 0-75’ zone; and 3. A structural coverage variance for 29.6% or 1,671 s.f. structure where 1,500 s.f.(= 26.6%) is normally allowed and 23% currently exists; and 4. A principal building setback to allow a 5’ setback between the garage and the home where a 10’ setback is normally required; and 5. A lake setback variance to construct a 20’ x 20’ detached garage within 75’ of the lake; the applicants’ entire property is within 75’ of the lake. Plauuiag Commission Recommendation On April 18, Planning Commission voted on the following three motions based on the revised request: 1.
