The property currently has approval for hardcover within 75’ of llie <br />lake. Part of the basis for that approval is the property is still conforming at 25% of the <br />75’-250’ area for 0-250*. Upon subdivision, the property containing the existing home <br />would no longer meet a 25% limitation from 0-250’. Preliminary calculations by City <br />staff indicate that hardcover in excess of 4,000 s.f. would need to be removed within 0- <br />250* to meet the original intent of the hardcover variance for hardcover within 75* of the <br />lake. <br />Therefore, staff is not prepared to bring this application to the Planning Commission <br />without information on how removal of approximately 4,000 s.f. can be achieved. <br />Granting of a greater hardcover variance would be required if this hardcover is not <br />removed, which is highly unlikely as all subdivision requests require compliance with all <br />current standards regardless of existing conditions. <br />Therefore, if you wish to be heard at the January 18, 2005 Planning Commission <br />meeting, a revised survey and hardcover calculations must be submitted illustrating <br />how proposed Lot 2 (existing house site) can achieve 25% hardcover (of the 75*-250’ <br />area) within 0-250* by Wednesday, January 12*^ at 12:00 NOON. The revised survey <br />and hardcover calculations should also indicate removal of all hardcover on proposed Lot <br />1 and how proposed Lot 2*s 250*-500* zone can achieve 30% hardcover and removal of <br />the tennis court within 30* of the side lot line.
