The application consists of <br />1. A hardcover variance within the 75’-250* zone for 54.5%* hardcover where 54%* <br />currently exists. <br />2. A structural coverage variance to allow 1,885 s.f of structure when 1,500 s.f is <br />normally allowed and 1,717 s.f currently exists. <br />*The nonconforming hardcover within the 0-75 ’ zone has been included in this calculation. <br />S/qff RecommeudaHon: Planning Staff recommends approval of a hardcover and <br />structural coverage variance to construct a minimal covered entry no greater than 50 s.f. <br />Additionally, Staff recommends removal of the rock fire ring within 75’ of the lake, and <br />all fabric/plastic landscape liners. <br />Pertiaent Zoning Ordinance Sections <br />Sec. 78-1288. Hard cover limitations. <br />(a) No hard cover or impervious surface shall be placed, located or <br />constructed within 75 feet of the ordinary high water level of any lake or tributary, except <br />for stairways, lifts, landings and lockboxes as regulated elsewhere in this Code. <br />(b) Between 75 feet and 250 feet of the OH WL, there shall be no greater than <br />25 percent hard cover. Between 250 feet and 500 feet of the OHWL there shall be no <br />greater than 30 percent hardcover.
