The applicant’s proposed home is 34’ in width. The home could be <br />redesigned by 0.8 ’ to meet the 10’ side setback on both sides, as there is no significant <br />justification for the side setback variance. <br />Hardcover A Stmctaral Coverage Variances <br />The applicant is proposing 32.9% hardcover. The existing residence and hardcover are <br />below the allowed limit for the 75’ - 250’ setback zone at 21.9%. The existing home has <br />an approximate footprint of 816 s.f.. The applicant is proposing an 1,896 s.f footprint <br />plus deck which exceeds the 15% structival coverage amount based on the land area. <br />The total property area is 12,360 s.f; total structural coverage proposed is 16.7% or 2,068 <br />s.f.. <br />For the applicant’s proposal, a 1,896 s.f footprint, 688 s.f of driveway, a 172 s.f deck, <br />and 137 s.f of sidewalk make up the 32.9% proposed hardcover. The driveway and <br />sidewalks as proposed are minimal. By reducing the structural coverage to adhere to the <br />15% limit (1,854 s.f including deck), and using the same hardcover proposals the <br />applicant would need a variance for 32.2%. The 15% lot coverage amount is a limit, not <br />an allowance.
