The improvements <br />include the construction of a new home and associated grading. We have the following comments with regards to <br />eiigineering matters; <br />• The proposed side yard swale grades range from 10 to 15 percent. Wc typically discourage vegetated swaic <br />grades that exceed 5% due to erosion concerns. The plans should include Stalls as to how the proposed swales <br />will be stabilized to prevent erosion. <br />• The proposed grading is showr up to the side lot lines. It is likely the grading along the lot lines will encroach <br />onto the neighboring properties and temporary construction easements wilt be necessary. <br />• The proposed grading along tlie south lot line is shewn along the base of an existing retaining wall on the <br />neighboring property. The grading has the potential to undermine the base of the wall and compromise the <br />integrity of the wall. The plans should identify how the grading will occur so as not to impact the existing <br />retaining walls. <br />• The city building official should review the house plans for proposed rain gutter locations. It would be best to <br />discharge water from the gutters to the lake side of the iiome to minimize flows in the swales. <br />s The plans should include erosion and sediment control measures.
