The applicants have proposed to <br />construct a detacluKl garage to be in line with the existing house which will encroach 3.S ’ <br />closer to the lake than the home. <br />Rear Yard Setback Variance <br />The existing home is located 36’from the rear lot line, where a 30 ’ setback is required for a <br />principal structure. A detached garage on lakeshore property may be constructed 10’ from the <br />rear lot line when the doors face away from the street. In this area the right-of-way is a <br />separated dead-end with no traffic, hence the concern with backing out into traffic is alleviated. <br />The applicants’ proposed garage will be constructed 7.5 ’ from the rear lot line with the doors <br />ftwing the street. <br />Principal BniMing Setback <br />City Code 78-1438 states that an accessory building may not be constructed closer to the <br />principal building than 10’. The applicants have proposed to construct their detached garage 5’ <br />from the existing house as there is not adequate room to construct the garage to meet either the <br />rear yard setback or the setback from the principal building.
