The following variances are requested: <br />1. A rear yard setback variance for a 7.5’ rear setback where 15’ is required; and <br />2. A hardcover variance for 48.9% within the 0-75’ zone; and <br />3. A structural coverage variance for 32% or 1,799 s.f. structure where 1,500 s.f.(* <br />27%) is normally allowed and 23% currently exists; and <br />4. A principal building setback to allow a 5’ setback between the garage and the home <br />where a 10’ setback is normally required; and <br />5. A lake setback variance to construct a 22’x 24’detached garage within 75’ of the lake; <br />the applicants ’ entire property is within 75’ of the lake. <br />Staff Raeommemtathh' Planning Staff recommends approval of variances for <br />construction of a detached garage no larger than 20’ x 20’, with removals of excess <br />hardcover. _______ <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-350. Area, height, lot width and yard requirements. <br />(a) Height. No structure or building in an LR-IC district shall exceed 2 1/2 stories <br />or 30 feet in height except as provided in section 78-1366. <br />Sec. 78-1288.
