Draft PC Minutes <br />Application Snmmary: <br />The applicants revised their initial request prior to the Planning Commission meeting, and are now <br />requesting a number of variances in order to construct a 20 ’ x 20 ’ detached garage on their property to <br />replace a one-stall tuck-under garage which will be converted to living space. The following variances <br />are requested: <br />1. A rear yard setback variance for a 11.5 ’ rear setback where 15 ’ is required; and <br />2. A hardcover variance for 45% within the 0-7S’ zone; and <br />3. A structural coverage variance for 29.6% or 1,671 s.f. structure where 1,500 s.f.(= 26.6%) is <br />normally allowed and 23% currently exists; and <br />4. A principal building setback to allow a S’ setback between the garage and the home where a 10* <br />setback is normally required; and <br />5. A lake setback variance to construct a 20 ’ x 20 ’ detached garage within 75’ of the lake; the <br />applicants’ entire property is within 75’ of the lake. <br />Planning Commission Recommendation <br />On April 18, Planning Commission voted on the following three motions based on the revised request; <br />1. Approve lake and side setback and hardcover variances in order to construct an addition meeting <br />1,500 s.f structural coverage limits. Vote: 2-5, motion failed. <br />9
