All of the hardcover within the 75’ setback consists of boulder “outcroppings”, <br />boulder borders and walls, and step stone path. On properties with steep slopes a stair to <br />the lake is considered allowed hardcover as it is the preferred alternative to topographic <br />alterations. The hardcover on this property, although partially for lake access, is not <br />considered allowed hardcover due to the fact that it supports unnatural topographic <br />alterations or is it purely decorative and not necessary. <br />The 75’- 250’ setback zone hardcover level is currently at 31% where 25% is normally <br />allowed. The 1,229 s.f. of boulder borders and a 91 1 s.f. flagstone patio account for 8% <br />of the hardcover within this zone. <br />During conversations with staff the applicants have stated their intention to seek approval <br />in the future to conduct remodeling with a possible addition over existing hardcover.
