The improvements <br />include the removal of an existing home and construction of a new home. We have the following comments with regards <br />to engineering matters: <br />The plans should be revised to include existing contoun at least SO-feet beyond the south and east lot lines. <br />The plans should include the proposed lower level and first floor elevations. <br />Additional information should be provided regarding the proposed sanitary sewer connectioa Will this home be <br />served firom the existing sewer stub or is a new connection planned? If the plan is to abandon the existing stub <br />and construct a new connection details should be provided wtui the plans for the new connection and <br />abandoning tlie existing connection. <br />When the property to the south developed a couple years ago the city required the developer to pave the portion <br />of Keene Avenue that abutted that property. The reason for this was due to the street grades on Keene Avenue <br />and the potential for erosion. It would make sense to finish paving Keene Avenue north to Dickenson Street, <br />possibly as part of this project The city should consider what, if any. street improvement contribution the <br />applicant should provide as part of this application. <br />Plans should include gutter and downspout information keeping in mind that storm water should not be routed <br />over retaining walls and should be directed towards side y^ swalro and not towards adjoining properties. <br />The grading plan should incorporate a swale east of the proposed home to contain storm water on the subject <br />property. <br />Fiiud plans should include erosion and sediment control details and design. <br />A landscape plan should be provided that incorporates best management practices to slow storm water runolT. <br />particularly water discharging to the south and east <br />If you have any questions please call me at (651) 604-4863. <br />Yours very truly. <br />BONESTROO.
