Draft PC Minutes <br />Applicatloa Summary: <br />The applicants are requesting lot width, lot area and a side street setback variance in order to rebuild a <br />new single family residence on a property 135* wide and 0.60 acre where 200’ of width and 2 acres <br />are required. Additionally, the applicants are requesting a side street setback variance to construct the <br />proposed home 30* from the side street where a 50* setback is required. <br />Planning Commission Recommendation <br />On March 21,2005, Planning Commission voted 6-0 to recommend approval of the lot area, lot width, <br />and side street setback variances. <br />Discussion <br />The applicants originally requested a 35* setback from the side street, but during the meeting the <br />applicants discussed an additional 5* side street setback variance due to the sloping topography to the <br />east of the lot. The Planning Commission agreed with the additional 5* variance however wanted to <br />restrict the applicants to the extent of the footprint as proposed on .he site plan. <br />The applicants were unaware of the restriction on the footprint size until they received the Planning <br />Commission Action Notice after the meeting. At that time they met with staff to discuss options. At <br />20.7% their proposal is well under the hardcover limit and below the structural coverage limit with <br />10.5% lot coverage proposed.
