The existing home with its substantial bluff setback encroachments, <br />will be completely removed, and the new home, save for the garage wing, has no encroachments on the <br />bluff or die 30* setback. Grading and drainage appears to be properly dealt with, subject to the City <br />Engineer's approval, and the driveway is quite functional. <br />Based on the above, Staff recommends approval of die bluff impact zone and setback variances per the <br />revised site plan, subject to: <br />1. .^ipiovalofdienecessaiy minorgradtngwidiintliebluffhnpactzone tuallow for construction of die <br />new garage portion of dw new home, and to restore the existing house site. <br />2. ^iplicant to provide confirmation of hardcover percentage compliance prior to Council review. <br />3.
