Mark h'ritzler, Ralph Kcmpf, Roland Jurgens, and Travis Winkey. <br />RepresentingstalTwere Planning Director Mike GalTron, and Planners Melanie Foth and Jai iice Waataja. <br />Al'cmate Commissioner Liz Hawn was present in the audienee. Commissioners (’ynihia Bi emer and Jim <br />Leslie were absent. <br />Chair Rahn eallcd the mcetirig to order at S;3S p.m. <br />(#1) //05008I ZB CONSTRUCTION, INC., OU I I.OI E, STONEBAY (“2670 KELLEY <br />PARKWAY”) - CONTINUATION OF PUBLIC HEARING <br />Rahn noted that this was the time and place for contiii>ialion of the puhlic hearing regarding the Stnnehay <br />Lofts proposal. 'I hcapplieant, Arne Zachman ofZB C'onstmction, was present along with his architect, <br />Bruce Lchrer and engineer, Steve Johnston of Land form. <br />Gaflkin briclly introduced the revised plans submitted in response to PlaiuiingCommission comments horn <br />the January 18 meeting. <br />Applicant Amie Zachman noted that they have reduced the Iciigth of'.he building by 48 feet, leaving a much <br />greater setback to the public works site, and they have reduced the number of units from 62 to 57. <br />Johnston noted they also moved the building S' further back from the road. <br />Rahn indicated he was plea.sed with the proposed revision.s, and had a tpie.stion regarding the asphalt <br />shingles pro|K)sed-arc they a GAP style .3-dimensioiial .shingle, or merely a shadow line. Zachman noted <br />they are a 3-dimensional shingle. <br />Winkey indicated he felt they did a good job ofshortening the building. It was noted that the reduction did <br />not result in decreased amenities, bu I was just a raluction of the five units. F•'ril/.ler questioned the number <br />of handicap parking stalls, which was fouiul to be si.x. Rahn noted that a revised landscape plan reflecting <br />the shorter building .should be submitted, as well as lighting and signm.ige plans <br />Johnston noted that the benn between the building and the Public Works site had not been relocated, but <br />could be slightly iiigher with the greater setback. GalTron indicated that most ol the berm was w ithin tire <br />applicant ’s property and it would be laiid.scaped to provide a visual barrier. <br />Kcmpf asked how the porches would becon.slructed. Zachman noted they would mcldeaileck on one <br />side and a four-season room on theother. liach unit would have a small deck.
