Architcciural standards. <br />n, <br />c. <br />d, <br />c. <br />It is not the intent of tlie eily to rc.strict tiesign freedom unduly <br />when reviewing project architecture in connection with n site and <br />building plan. I ..;wcvcr, it is in the best interest of the city to <br />promote high standards of architectural design and compatibility <br />with surrounding .structures and neighborhoods. Architectural <br />plans shall be prepared by an archi'cct .>r other qualified pei;>ou.s <br />acceptable to the city and shall show the following for all <br />structures in the M-6 district: <br />1. <br />2. <br />3. <br />4. <br />Idevalions of all sides of the building. <br />I'ype and color of exterior building materials. <br />A typical floor plan. <br />Dimensions of all sli uctui es. <br />5. llic location of trash and recycling containers and of <br />heating, ventilation and air conditioning c(|uipincnt. <br />Unadorned prestressed concrete panels, concrete block and <br />unfinished metal .shall not be permitted as exterior materials for <br />principal and accessory buildings. I his restriction shall apply to all <br />luincipal structures and to all aeee.ssory buildings, fhe city may, at <br />its di.scrction, allow architecturally enhanced block or concrete <br />panels. <br />Accessory buildings .shall be arehiteetuially compatible with <br />principal structures. Accc.ssory structures for trash and tra.sh <br />handling equipment shall be construetv'd of the same building <br />material as the principal structure and be readily served through <br />swinging doors. <br />All rooftop or grouud-nuniiital mechanical c(|uipmcnt and exterior <br />trash and recycling .storage areas shall lie tully enelo.sed or <br />.screened .so as to imt be visible with materials compatible with tlie <br />principal .sliuctiiie. <br />Undeiground utilities .shall Ik' provided for all new iiiui <br />.substantially renovated .siiuetuies (the term "substantially <br />renovated" .shall mean when the renovations exceed 10 peieeut of <br />the prerenovation value ol the structutv). <br />(Code 10X4, § 10.45(b); Ord No. 201 2nd seiies, § I, 2-I2-200I)
