The property has <br />a significant amount oflakeshorc with only a street frontage and one interior side yard in <br />addition to the 400-f- feet of shoreline. Also, the existing house location further restricts <br />any improvement made to the property as much of it lies within 75 ’ of the lake. Staff <br />finds that due to the proposed removals and no net increase in hardcover is proposed, the <br />variance request should be approved. <br />Issues for Consideration <br />1. Are there any negative visual impacts from the lake should this be approved? <br />2. Are there any other issues or concerns with this application? <br />Staff Recommendation <br />Approvai of the proposed 8 ’ x 11’ deck and 12 s.f. associated staircase subject to removal <br />of 100 square feet of existing 0-75 ’ iiardcover to result in no net increase in hardcover.
