Mark l*rit/Jer, Ralph Kempf, Roland Jurgens, and I ravis Winkey. <br />Rc|ircsenlingslatTwcrc Planning Director Mike Gaflion, and Plaiineis Melanie Folh and Janice Waalaja <br />Alternate Commissioner I Jz Hawn was piesent in the audience. Commissioners (.’ynthia Bi cnier and J im <br />Leslie were absent. <br />Chair Rahn called the meeting to order at 5:35 p.m. <br />(#1) «05-308I /B CONSTRUCTION, INC., Oli l LOT E, STONEBAY (“2d70 KELLEY <br />PARKWAY”) - CONTINUATION OF PUBLIC IIEARINC <br />Rahn noted that this was the time and place for continuation of the public hearing regarding the Stonebay <br />J^fts proposal, fhe applicant, Arne Ziicliman of ZB Constmetion, was present along with his architect, <br />Bmce Lchrcr and engineer, Steve Johnston of Landform. <br />Gatfron brielly intrtKluced the revi.sed plans submitted in rc.spon.se to Plajiiiing C\)mniission comments from <br />the Januaty 18 meeting. <br />Applicant Amie Z^ichman noted that they have reduced the length of the building by 48 feet, leaving a much <br />greater setback to the public works site, and they have reduced the number of units from 62 to 57. <br />Johnston noted they also moved the building 5' fuither hack from the road. <br />Rahn indicated he was plca.scd with the proposed revisions, and had a question regarding the a.sphalt <br />shingles proposed - are they a GAl* style 3 dimensional shingle, or merely a .shadow line. Zaehman noted <br />they arc a 3-dimcnsional shingle. <br />Winkey indicated he felt they did a good job of shoilening the building. It Wiis noted that the reduction did <br />not result in decreased amenities, bu t was ju.st a reduction ol'the live units, b'rit/.lcr questioned the number <br />of handicap parking stalls, which was found to be six. Kahn noted that a revised landscape plan reflecting <br />the shorter building should be submitted, as well as lighting and signmage plans. <br />Johnston noted that the berm between the buihling and the Public Works site had not been relocated, but <br />could beslightlyhighcr with the greater setback. Galfion indicated that mo.st oftheberm was within the <br />applicant’s property and it would be land.scaped to provide a visual barrier. <br />Kempf asked how the porches would be constructed. Z,«ichman noted they would incldeadeckoiione <br />side and a four-.sca.son room on the other. Bach unit would have a small deck.
