The applicant shall illustrate, on a separate plan, the existing easements to be <br />vacated and the new easements that will be dedicated in conjunction with final <br />plat approval for this site. <br />2. The applicant shall provide an engineered plan illustrating how medium and <br />larger vehicles can navigate the site. <br />3. A pedestrian access to Orono Woods and the office complex sidewalk, as well as <br />a connection to the existing sidewalks abutting Highway 12 shall be incorporated <br />into the plans. <br />4. A landscaping plan in accordance with Section 78-797 (8) shall be submitted for <br />staff review. <br />5. A signage plan shall be submitted showing compliance with the 190 s.f <br />allowance. <br />6. A lighting plan must be submitted illustrating pole location, fixture details, and <br />foot-candle measurements. All lighting affixed to the building should also be <br />included. <br />7. All engineering matters discussed is the City Engineer memo dated 1-11-05, and <br />attached as Exhibit O, should be incorporated into revised plans. <br />ii 1
