We want to assure the <br />residertts of Orono that the project win not be scathed and left undone. Our dMigenoe <br />in having a successful project outcome, and the strong market proves otherwise. <br />The construction is scheduled as one process. The road, utilities and sitework will ait <br />be done fksL including the 10 building peds. The Units themselves wiH be built in <br />dusters of 3,4, and 3 as shoam. The first duster wHI start as soon as pads are <br />ready for construction. As to the sates of houses to housing developments, not all <br />units are buHt at once. They are built as buyers are seoaed. The same applies <br />here. <br />Landscaping wHI happen during the first available season for planttog, and after <br />large equipment is no longer on>site to wreck H. CXie to the custom buHd-out of the <br />Unit Interiors, they wHI be buiit-out when the Owners specifications are known. <br />The market research shows that there is a need for an tocrease of 82,000 square <br />feet of offioe space to Orono/Long Lake by the year 2010. Only approximate a <br />fourth of twt has been built The approximate 35,000 square foot prqjed we <br />propose is still below the offioe space market projeions. That, along with the viable <br />offioe/condo market Indicates aN units will be sold within this first year. <br />The construction process should be completed wHhin 24-months of receipt of the <br />toitial buildtog permits from the City. The plan is to start as soon as we gd <br />approvals, now, to preparation for oonstiuction start this spring 2005.
