Any <br />deviation from said plans and specifications os approved wliich in the judgment of the said <br />Committee is a substantial change or a detriment to the appearance of the structure or of the <br />surrounding area shall be corrected to conform to the plans and specifications ns submitted. <br />15.02 Standards for Certain Exterior Improvements . The Architectural ConU-ol Committee <br />shall maintain and enforce specifications for the design, materials, colors, appearance and quality of <br />all exterior directional signage, lighting fixtures, retaining walls, edging materials ased around <br />plantings, paving nuitcrial.s, outdoor seating and tables, awnings, umbrellas and all otlier exterior <br />fixtures and furniture ftiraishcd by an owner or tenant and used on the exterior of a Unit, matching <br />those which the Association acquires and maintains os Common Improvements. The Architectural <br />Control Committee may revise and add to these standards from time to time, but may not require <br />rqrlaoement solely to achieve a different appearance, except with the consent of the vote of three of <br />the four Units. <br />15.03 Standards for Plantings. The Architectural Control Committee shall maintain and <br />enforce specifications for the species, color, placement and si/e of all plantings within the Real <br />Estate. Without limiting the generality of the foregoing, it may disapprove di.sharmonious flower <br />bods and other plantings. <br />15.04 l>eclafant*s Rights. Nothing herein contained shall be deemed to prohibit Declarant <br />from making changes to the plans, specifications, and appearance of buildings constructed form time <br />to time on vocant Units, but all buildings .shall be consi.stcnt in terms of quality and harmonious in <br />general appearance with prcvioasly constructed buildings.
