tn 05-3079 NICOLE AND PETER THOMAS, 1385 ORONO LANE - VARIANCE, <br />6:03 p.m. - 6:26 p.m. <br />Peter lliomas, Applicant, was present. <br />Gundlach stated the applicants are proposing to construct a wrouglit iron deck on (he lakeside uf the <br />existing home within the 0-7S ’ hardcover zone. Gundlach noted a majority of the residence is located <br />within 75* of the lake. The deck will be placed over the existing air conditioning units and the chimney <br />shaft located on that side of the home would be removed to accommodate the deck. In addition, a set of <br />French doors will be constructed into the eastern wall of the house to provide access to the proposed deck. <br />Gundlach indicated the applicants arc requesting a hardcover variance to permit 1 0.79 percent hardcover <br />within the 0-7S* lake setback zone when 0 penxnt is allowed and 10.79 percent currently exists. T'hc <br />applicant is proposing to remove 100 .square feet of driveway within the 0-75 ’ zone to olTsct the 100 <br />square feet of new hardcover being proposed. <br />Staff finds that a hardship exists in order to grant the variance request. Tlie property has a significant <br />amount of lakeshore with only a street fnmtage and one interior side yard in addition to tlie dOO plus feet <br />of shoreline. <br />’Hiomas indicated they are attempting to improve (he safely of (ho house in an effort to keep a better eye <br />on their tliree young children. Thomas stated his children like to play on a small section of the lakeshore <br />that is relatively flat, with the remainder of the shoreline consisting of a steep bank and not easily <br />accessible. Thomas indicated tlie residence originally consisted of windows on tlie lakeside of tlie house, <br />with one of the previous owners constructing a chimney on (hat side of the house that now blocks their <br />view of the area where his children like to play. <br />rhoinas stated they are proposing to remove the chimney and replace it with windows so they are able to <br />see tlicir children playing as well as improve the access to (hat area by consUuctiiig a wrought iron <br />staircase.
