Tlic lot size for iidministcring accessory structure ordinances shall be Uic <br />actual lot area and shall not credit any of the Conservation Outlet area. <br />Additional Individual Lot Standards: <br />Lot 1 : Tlie westerly 50' of Lot 1 is subject to a Conservation Easement allowing <br />no structures or liardcovcr. The northerly yard of Lot 1 is designated as <br />a side street yard. The rear yard 50' setback is coincident with the <br />Conservation Easement boundary. <br />Lot 2: Tlie westerly 50' of Lot 1 is subject to a Conservation Easement allowing <br />no stnicturcs or hardcover. The westerly 50' yard of Lot 2 is designated <br />asarcaryard for zoning purposes. Tlie westerly 50'setback is coincident <br />with the Conservation Easement boundary. The southerly yard of Lot 2 <br />shall also be treated as a rear yard, and shall be subject to a 50' rear yard <br />setback and the *^5' creek setback. No accessory structures shall be <br />placed within the 50' rear yards, nor within 75' of Uie creek. <br />Lot 3: The existing house setback to Lot 3's northeasterly boundary shall <br />be recognized as a legal nonconfomiity. However, any new construction <br />within Lot 3 shall conform to the standards established herein. The <br />southerly and southeasterly yards of Lot 3 shall be designated as rear <br />yards, and shall be subject to a 50' rear yard setback and the 75' creek <br />setback. No accessoiy stnicturcs shall be placed within the 50' rear yard, <br />nor within 75' of the creek. <br />3. <br />Lot 6: Tlicrc shall lx: no stnictural or hardcover encroachments of the stormwater <br />pond casement or the 35' wetland buffers. <br />Lot 7 : Tlicrc shall be no stnictural or hardcover encroachments of the stonnwater <br />pond casement, of the 35' wetland buffers, nor of the 30' drainage and <br />utility easement along the northwesterly boundary of Lot 7. <br />Tree Preservation and Landscaping. The developer shall adhere to tlic approved tree <br />preservation and landscaping plans.
