The rear yard 50' setback is coincident with the <br />Conservation Easement boundary. <br />Lot 2: Tlie westerly 50' of Lot 1 is subject to a Conservation Easement allowing <br />no stnicturcs or hardcover. The westerly 50' yard of Lot 2 is designated <br />asarcaryard for zoning purposes. Tlie westerly 50'setback is coincident <br />with the Conservation Easement boundary. The southerly yard of Lot 2 <br />shall also be treated as a rear yard, and shall be subject to a 50' rear yard <br />setback and the *^5' creek setback. No accessory structures shall be <br />placed within the 50' rear yards, nor within 75' of Uie creek. <br />Lot 3: The existing house setback to Lot 3's northeasterly boundary shall <br />be recognized as a legal nonconfomiity.
