At that time <br />Council directed the applicant to redesign the proposal to include a 1,500 s.f. building footprint and the <br />appropriate hardcover to support that home. Upon receipt of this requested plan the Council would <br />determine the appropriate level of hardcover variance. <br />The applicant has submitted a revised jilan; the home was slightly redesigned and the applicant is now <br />proposing a sli}ihtly lesser variance than the 36.8% hardcover within the 75’-250* setback zone which <br />was proposed previously. I he new design is reduced from 1,884 s.l. to a 1,669 s.f building footprint <br />(including a home, .3-car attached garage, and deck) with a total of 36.0% hardcover in the 75’-250’ <br />zone, fhe new design proposes only a 0.8% hardcover reduction from the previous proposal. Staff <br />feels that the proposal is not responsive to the ('ouncil’s direction, and is resulting in excessive staff <br />time being spent on the application. <br />IManning Cummissiuii Rveoiiiiiiemiutiou <br />On November 15, 2004, I’lannmg Commi.ssion voted 5-2 (dissenting Commissioners Fritzler and <br />Jurgens felt additional hardcovei reductions were warranted) to recommend approval of a variance <br />within the 75’-250' zone for 36.8% hardcover or 2,824 s.l. and an average lake setback variance to <br />encroach 5 ’ into the average lake setback in conjunction with land.sca|K* restoration plan to be <br />approved, flic Planning Commission hits net reviewed the most recent submittal.
