At that time <br />Council directed the applicant to redesign the propo.sal to include a 1,500 .s.f. building footprint and the <br />appropriate hardcover to supiuirt that home. Upon receipt ol this requested plan the ('ouncil would <br />determine the appropriate level of hardcover variance. <br />The applicant Ims submitted a revised plan; the home was slightly redesigned and the :ipplicant is now <br />pro|K).sing a slightly le.s.ser variance than the 36.8% hardcover within the 75'-250’ .setback /one which <br />was propo.sed previously. The new design is reduced from 1,884 s.f to a 1,600 s.f building footprint <br />(including a home, Tear attached g.arage, and deck) with a total of 36.0% hardcover in the 75’-250’ <br />/one. I'he new design proposes only a 0 8% hardcover reduction from the previous proj'Mi.sal. .Staff <br />feels that the pro|>o.sal is not ic.sponsive to the Council’s direction, and is resulting in exce.ssive staff <br />time being s|K*nt on the application. <br />Planning < 'ummissiuii Kccoiiiiiiendalion <br />On November 15, 2004, I'l.inning (’ommi.ssion voted 5-2 (di.s.senting (’ommissioners ITil/ler and <br />Jurgens felt additional hardcover reductions were warranted) to recommend approval ol a variance <br />within the 75’-25t)’ /one loi 36.8% hardcover or 2,824 s.f and an average lake .setback variance to <br />encroach 5’ into the average lake setback in conjunction with landscape re.storation plan to be <br />approved.
