Gaffron indicated the question is what si/e footprint is appropriate for any given lot and that the <br />hardcover should not be based upon the 1,500 square feet. <br />V'ogstrom stated with his first proposal at 57.8 percent hardcover, he was at the 15 percent structural <br />coverage. Vogstrom commented the houses on Shadywood are large and look out of place with the <br />neighborhood and that the house he is proposing is not out of character with the rest of this neighborhood. <br />Vogstrom stated he is asking for the additional hardcover to allow for a third stall on the garage. <br />Sansevere inquired what type of house the applicant is considering constructing on this lot and what the <br />actual square footage of the proposed residence would be. Sansevere noted the applicant could build <br />living space above the garage. <br />Vogstrom indicated there would be 1000 square feet on the first level, 1000 square feet for the basement, <br />and 1000 for the second level, which amounts to 3,500 square feet. Vogstrom indicated he has reduced <br />the size of the house by 185 square feet but would still like to maintain the three car garage. <br />Sansevere noted the applicant was directed to reduce the footprint to 1,500 square feet. Sansevere <br />commented he still is puzzled by the applicant’s reluctance to reduce the size of the house to 1,500 square <br />feet, e.specially if .space is added above the garage. <br />Vogstrom stated a 1,000 square foot house is not extravagant and that the extra square footage is for a <br />three-stall garage. Vogstrom stated he does not feel the house can be reduced anv further. <br />Sansevere reque.sted Staff recap what the applicant is entitled to on this lot. <br />Gaffron stated lot coverage as defined by City Code is 15 percent, which is 2,100 square feet for this lot. <br />Gaffron stated from a hardcover perspective the applicant is allowed 1,918 square feet of hardcover. <br />Approximately 600 square feet is required for a driveway, sidewalk, and deck, which would bring the <br />hardcover to approximately 32 percent with a 1,500 square foot footprint. <br />Vogstrom indicated it is his understanding he is allowed a 1.500 square foot footprint for a lot of record. <br />Vogstrom stated in his opinion Caseo Point Road is a busier road and that his lot does constitute a <br />hardship. <br />Barrett stated the 1,500 square tcet is the amount that the Council will vary up to but it does not mean that <br />the applicant is allowed to exceed the 1,500 square feet. <br />Moorse stated 25 percent hardcover is what the ordinance allows, which is approximately 1.900 square <br />feet. Moorse stated if the applicant is allowed 600 square feet for a driveway, 100 square feet for a <br />sidewalk, and 100 square feet for a deck, the remaining hardcover would be approximately 1,100 square <br />foot. Moorse stated a variance w ould be required to allow' the additional hardcover. <br />Vogstrom indicated it is his understanding that most people get a 1,500 square foot footprint. <br />CJaffron noted there is a significant number of houses that have iKcn built that are less than 1,500 square <br />feet. <br />PAGE 7 <br />li
