NOW WE ARE EXPECTING A <br />CHILD IN JUNE! WE LIVE IN A CONVERTED 50 YEAR OLD SUMMER <br />COTTAGE WITH APPROXIMATELY 950 SQUARE FEET OF FINISHED FLOOR <br />SPACE. WE HAVE SPOKEN TO THREE SEPARATE BUILDERS AND <br />DESIGNERS EXPLORING ALL POSSIBLE NEW ADDITIONS OR NEW <br />CONSTRUCTION USING THE EXISTING FOUNDATION. AFTER A <br />CONSIDERABLE AMOUNT OF TIME AND MONEY WE HAVE CONCLUDED THAT <br />WE NEED TO SEEK A VARIANCE TO ONE: CREATE A LARGER MORE <br />EFFICIENT USE OF OUR POTENTIAL FOOT PLAN WITHIN OUR LIMITED <br />HARDCOVER REQUIREMENTS. TWO: CENTER THE NEW BUILDING SITE <br />WITHIN OUR RELATIVELY NARROW LOT. IF WE WERE TO BUILD OVER <br />THE EXISTING FOUNDATION WHICH IS ON THE PROPERTY LINE THE NEW <br />HOUSE WOULD BE OFF CENTER AND NOT COMPLEMENTARY TO THE LOT OR <br />NEIGHBORING HOUSES. WE HAVE LIVED AT THIS RESIDENCE SINCE <br />1984. <br />WHAT WE WANT TO BUILD IS A CONSERVATIVE TWO STORY HOME WITH <br />AN ATTACHED GARAGE. THE HOME WOULD HONOR THE AVERAGE SET BACK <br />LINE FROM THE FORWARD PORTION OF BOTH NEIGHBORING HOMES AND <br />BE IN COMPLIANCE WITH THE LAKE SET BACK REQUIREMENTS. THE <br />HOUSE WOULD BE DUE SOUTH FACING. IT WOULD HAVE SIGNIFICANT <br />NEW TREE PLANTINGS ON BOTH SIDES OF THE NEW HOME TO CREATE A <br />WOODED ATMOSPHERE ON ALL SURROUNDING LAND. BOTH THE EXISTING <br />HOUSE AND GARAGE WOULD BE REMOVED FROM THE PROPERTY. THE <br />PROPERTY HAS CITY SEWER. <br />IN CONCLUSION; TO TRY TO BUILD A NEW HOUSE HONORING THE <br />CURRENT 30 FOOT SET BACKS SIMPLY DOES NOT WORK. THE PROPERTY <br />IS RELATIVELY NARROW AND THE CURRENT BUILDING ENVELOPE DOES <br />NOT ALLOW AN EFFICIENT USE OF THE PROPERTY. BOTH NEIGHBORS ON <br />THE EAST AND WEST SIDE OF THE HOUSE APPROVE OF OUR PLANS. <br />THERE IS NO QUESTION THAT A NEW HOUSE BALANCED IN THE MIDDLE <br />OF THE PROPERTY AND USING 15 FOOT VARIANCES ENHANCES THE LAND <br />AND NEIGHBORING HOMES. THERE IS NO CROWDING OR ENCROACHING ON <br />THE NEIGHBORING HOMES. WE HAVE OWNED THE SIX ACRES DIRECTLY <br />ACROSS THE STREET (NORTH SHORE DRIVE & NORTH SIoE OF THE <br />ROAD) ALSO SINCE 1984 AND HAVE PLANTED 600 PINE TREES THAT <br />ARE NOW SIX TO SEVEN FEET TALL. <br />PLEASE REFER TO THE CURRENT DESIGNERS DRAWINGS FOR OUR <br />PROPOSED FOOT PLANS. ALSO INCLUDED IS THE SURVEY OF THE <br />PROPERTY.
