1m--' <br />City of OROINO <br />cn^— <br />OF <br />ORONa <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 2764 ________ <br />A RESOLUTION GRANTING <br />PRELIMINARY APPROVAL OF THE <br />PROPOSED INDIAN CREEK PLAT <br />PILE NO. 1457 <br />WHEREAS, Alan G, Carlson (hereinafter "the subdivider") <br />on August 24, 1989 filed a formal subdivision application with <br />the City for approval of a 17 lot residential plat of property <br />legally described as follows: <br />Exhibit A, attached (hereinafter "the property") and; <br />WHEREAS, after due published and mailed notice in <br />accordance with Minnesota Statues 462.358 et. sec. and the City <br />of Orono Zoning and Platting Codes, the Orono Planning Commission <br />held public hearings on September 18, 1989 and January 16, 1990 <br />at which times all persons desiring to be heard concerning this <br />application were given the opportunity to spea.K thereon; and <br />WHEREAS, at their regular meeting held on March 12, <br />1990 the Orono City Council considered the amended subdivision <br />application of 16 lots, noting the following findings of fact: <br />1. The property is located within the RR-IB Single Family <br />Rural Residential Zoning District requiring a minimum of 2.0 <br />acres of contiguous dry buildable land within each newly <br />created lot. <br />2. The subdivision as amended from the original 17 lot <br />proposal finds that each lot meets or exceeds the 2.0 acre <br />minimum dry contiguous lot area standards. <br />3. Each of the 16 lots meets the required lot width to the <br />rear of the 50' front street setback line. <br />4. All of the 16 lots shall achieve access via a network of <br />interior private roadways. No direct access onto Watertown <br />Road will be allowed for an individual lot owner. <br />5. In his report dated January 8, 1990, Glenn Cook, City <br />Engineer, found the revised 16 lot plat to be exceptable and <br />recommended approval subject to final approval of the <br />Watershed District. <br />Page 1 of 7
