Zoning File #1625 <br />March 8, 1991 <br />Page 2 of 2 <br />The current application involves a request to connect the <br />existing garage with the adjacent open sided storage building. <br />The final structure will not exceed the height of the open <br />storage structure. Based on the 5.49 acres, the code would allow <br />up to a 2,200 s.f. accessory structure. The current application <br />involves a 1,293.9 s.f. structure. <br />Per the Council's directives in the earlier review <br />(application #1508), the subject structure can never be used for <br />the keeping of animals. It is staff's understanding that Mr. <br />Olson plans to use it for the storage of equipment now stored <br />within the open storage structure and front yard. Staff has <br />heard nothing from thcs neighbor to the west. Staff has received a <br />response from the golf course owner to the immediate south who <br />completely supports Mr. Olson's application. The dense mature <br />plantings that exist between the residence on the property to the <br />west and the improved accessory structure minimize the visual <br />impact. If you have a chance to visit the site. Members will soon <br />realize that the applicant's proposal will be a great improvement <br />to the front/street yard. <br />Cations of Action -* <br />Denial. If denied, please refer to the necessary findings <br />within the ordinances; or <br />Approval. If approved. Planning Commission may consider one <br />or more of the following findings or hardships; <br />A. The placement of the house to the west and the presence <br />of dense, natural screening within the side yard of the <br />property will minimize the impact of the intensified <br />accessory structure to the east. <br />B. The proposed structure will have no greater impact than <br />the existing accessory structures placed less than 10' <br />apart. <br />The following conditions are recommended with this approval: <br />1. The connecting of the two structures shall be subject to <br />all relevant standards of the Uniform Building Code. <br />2.
