(24* x 32'). <br />The revised garage of 768 s.f. requires 15' setbacks from <br />the west and south lot lines. Applicants propose to make use of <br />the recently poured slab, hence the new proposal leaves a 10.5' <br />setback to the south lot line and 3.3' to the west lot line. <br />At your September mi?eting, applicant indicated that the <br />garage and slab would not increase hardcover above the pre <br />existing levels, because the previous garage and shed were <br />positioned near the west lot line with gravelled parking area in <br />front, hence the area covered by slab was already totally <br />hardcovered. We have no photos or pre-existing survey to verify <br />this, however, in this case hardcover in the 75-250' zone would <br />remain at 50.6% with the current plan. Applicants propose to use <br />the southerly 8' of the slab for boat and truck storage. <br />Issues to Consider <br />1.Is there sufficient haruship or justification to grant a <br />4.5' south lot line setback variance and 11.7' side setback <br />variance to allow the proposed garage? <br />2.Under the current proposal, lot coverage will stay at the <br />pre-existing level of 17.5%. The 768 s.f. garage contains <br />the equivalent enclosed space of the pre-existing shed, <br />garage, and storage barn. Is there sufficient hardship or <br />justification to grant a variance for 17.5% lot coverage? <br />3.If hardcover stays at its claimed pre-existing level of <br />50.6% in the 75-250' zone, is there hardcover in the 0-75' <br />zone that could be removed to compensate? <br />1
