r <br />3) Project density and lot size: <br />At first glance. 13 - one acre lots seems to be an acceptable solution <br />compared to the previous plans that we ’ve seen (i.e. leveling off the hill <br />and filling in the pond); however, a closer look warrants these comments: <br />a) To build the two houses in the positions shown on the east side of <br />Orono Orchard Road across from Orchard Drive would certainly <br />have an adverse effect on the stream and lowlands included in <br />these lots. Even one house would be questionable on this site due <br />to the size of the existing knoll it would be built on and because of <br />the driveway alignment to Orono Orchard Road. <br />b) Two questions: Does the 2 • acre minimum lot size apply to this parcel <br />of land? If so, would we be setting a (negative) precedent for future <br />developments in Orono by allowing these smaller lot sizes. <br />Additional comments and questions: <br />a) Lots of people walk and bike along Orono Orchard Road on their <br />way to the Luce Line Bike Trail. The sharp corner in Orono Orchard <br />Road (where it crosses the stream) is a particularly dangerous <br />meeting place for pedestrians and automobiles. This could be <br />changed by adding a pathway along the east side of Orono Orchard <br />Road beginning at Orono Oaks Drive and continuing north to <br />Orchard Circle (or further to Bollum Lane). The stream could <br />be crossed with a bridge (on the inside corner of the curve) to create <br />a pleasing and safe link to the Luce Line. <br />b) It's my understanding that the proposed road widths in this <br />development are 30 feet curb to curb. These road widths are <br />excessive because very few cars are parked on ine street due to <br />the driveway lengths encouraged by a 35’ setback. I would urge <br />you to recommend narrower street widths (approx. 24 ’) to help <br />preserve more land. <br />c) What Is the size of the acreage (and potential developed density) <br />to the north of the Burlington Railroad that will be accessed by <br />this development? <br />d) I’ve left this comment for last because I’m almost afraid to mention it. <br />But what the heck? I find it amazing that the City of Long Lake Is <br />proposing this development and the south by-pass route for <br />Highway 12 in the same breath. Who would be motivated to buy a <br />house in this development 'viih a freeway or expressway in their <br />backyards? <br />Thankyou all for reading this somewhat longwinded letter. I want you to know that <br />we are not against a residential development on this site - we request only that It be <br />done In a manner consistent with Orono ’s high standards.
