I have attached an addendum to the Application which <br />describes unusual characteristics of the subject property for which <br />the variance is requested. <br />I have also enclosed a Application for the vacation of the 20 <br />foot wide alley which meanders across the middle of the property. <br />As yo* may recall, the updated survey reflects acreage of 5.02 <br />acres for the combined lots; however, the survey did not exclude <br />the alley. The alley serves no useful purpose for the present use <br />of the property and wt-s dedicated to serve the 14 small lots which <br />had originally been platted on the property. The vacation of the <br />alley would allow the applicant to meet the minimum acreage <br />requirement for the intended conditional use. <br />X have also enclosed a proposed special lot combination form <br />for the two parcels. Please note that I have revised the form for <br />its special application to these two lots. I believe that it still <br />meets the intent and purpose with respect to the original form. As <br />you will recall, one parcel is owned by Big Island, Inc. in fee, <br />subject to a mortgage of Donnelly Company. The other parcel is <br />being purchased on a contract for deed. Due to the status of title <br />of both properties and the encumbrance on the property with the <br />Donnelly mortgage, is not feasible at this time to legally combine <br />the lots. I have submitted the proposed special lot combination <br />form to the board of directors of Big Island, Inc. for their review <br />juid approval. <br />With respect to the checkoff list contained in the original <br />notice to the Planning Commission action sent to me on November 27, <br />1990, our response is as follows: <br />AT-
