The <br />property was divided into 2.acre parcels meeting the then current <br />2 acre minimum requirement. In 1978, Record Lot 12 was sold and <br />a seasonal dwelling was erected on the property that same year. <br />Sometime in the early 80's, Big Island, Inc. acquired Record Lot <br />19 and in 1986 acquired Record Lot 12. <br />In reviewing Mr. Judd’s letter, Exhibit H, it would appear <br />that an informal group operated a day use recreation area on <br />Record Lot 19. After contact with the Orono staff. Big Island, <br />Inc. was advised of the nec. ’ for a conditional use permit for <br />such use and for an area variance because Record Lot 19 was <br />approximated at 1.7 acres. Mr, Judd was contacted after the <br />staff letter of January 31, 1985, Exhibit I, and advised of the <br />difficulty of such an application if such an excessive area <br />variance was required and especially in light of the history of <br />the property being under one ownership prior to the original <br />division. Big Island, Inc, acquire’ Record Lot 12 sometime in <br />1986 and still failed to file the required conditional use permit <br />with the City.
