The ordinance sections reviewed below shall be those <br />related to outstanding issues. <br />Section 10.31, Subdivision 3C- <br />Required lot area = Minimum 5 acres (.1 acre per 20 users) <br />Total area = 4.74 acres (Per current survey, March 21, <br />1991 based on 929.4 elevation) <br />Area of 20' alley « .28 acres <br />Total area upon completion of vacation = 5.02 acres <br />(refer to Application #1659 for detail on vacation <br />proposal) <br />Section 10.31, Subdivision 6B - Tax parcel combination <br />required. Proposed single use for both record lots requires <br />legal combination. Refer to Exhibit G. The third paragraph of <br />Mr. Judd's letter advises why legal combination is not possible. <br />The City has asked that the Association complete a special lot <br />combination to ensure legal status as a single unit based on City <br />Code's directive. Please review Exhibit F. <br />Section 10.31, Subdivision 8A - Lakeshore setbacks. The <br />major repair of wooden swimming dock is reviewed under <br />Application #1660. Major repair of non-conforming structure <br />requires variance approval. The dock/deck is located completely <br />within 0-75' setback area. <br />%
