Based <br />on the most western location of the existing drive serving Lot 1 <br />and existing improvements, Lot 2 will require a new single curb <br />cut. Access to Lot 2 may be via the drive located adjacent to <br />the east lot line of Lot 2 that serves Mr. Johnson's homestead <br />parcel to the south. Planning Commission may recommend the <br />shared drive as a condition of approval. <br />Review Exhibit D. Staff confirms that the wetlands to the <br />immediate south is not located within the boundaries of the <br />proposed subdivision. The City Engineer will be asked to make a <br />recommendation as to the need for a drainage easement taken oyer <br />the existing man-made pond just to the north of the existing <br />barn. The pond more than likely served as a watering hole for <br />animals maintained on the property. <br />All lots meet the required width and have been confirmed <br />with 2.0 acre dry contiguous. Outlet A shall be designated as an <br />unbuildable lot within the final plat resolution and is available <br />for combination with adjacent parcels along north side of County <br />road. <br />The oversized accessory structure at 1,648 s.f. located on <br />Lot 2 will no longer achieve the credit of the principal <br />structure located on the western lot. During an inspection of <br />this site, the barn has been found to be in a serious state of <br />disrepair. The City may requite total removal, or at a minimum, <br />allow one year for new owner to apply for building permit for new <br />residential construction (similar to the Cram application on <br />Watertown Road).
