Mike Gaffron <br />pointed out that a variance would be required for a new deck xn <br />that location. <br />When Lyle and I visited the sight you had already torn down <br />the old porch floor and started a new deck. It appeared at first <br />that a new deck might be possible while still meeting average <br />setback distances from the lakeshore. <br />After discussing this with Mike Gaffron, we discovered that <br />your deck does indeed encroach into the average setback area. We <br />therefore suggested the deck would have to be considered a grace <br />level deck to meet setbacks. You proposed keeping the deck below <br />30" high so a railing would not be required. <br />In continuing with the zoning review we discovered that you <br />are over the 25% allowable hardcover in the 75-2S0' zone.
