f <br />^ •w <br />r- <br />f: <br />§ 10.20 • <br />SEC. 10.20. R-IA ONE FAMILY RESIDENTIAL DISTRICT. <br />Subd. 1. Purpose. The "R-IA" One Family P.esidential <br />District is intended to provide a district which will alxow a <br />combination of low density residential development and limited <br />agricultural activity. Planned residential developments may be <br />allowed by conditional use permit. The district shall have <br />immediate access to highways and public sanitary sewei. <br />y^ Subd. 2. Permitted Uses. Within any "R-l.^^" One Family <br />Residential District, no structure or land shall be used except for <br />one or more of the following uses: <br />A. <br />B. <br />c. <br />One family detached dwellings. <br />Public owned parks and playgrounds. <br />Municipal buildings."^ <br />Subd. 3. Conditional Uses. Within any "R-IA" One Family <br />Residential District, no structure or land shall be used for the <br />following uses except by conditional use permit: <br />A. Schools. Public schools and parochial or <br />private schools which teach a curriculum similar to a public school <br />provided no building shall be located within fifty feet of any lot <br />line of an abutting lot in an "R" District and that a fence be <br />erected fifteen feet or more from all street lot lines where the <br />abutting use is for open play, and nursery schools providing fifty <br />square feet of playground space per pupil. <br />B. Churches. Churches including those related <br />structures located on the same site which are an integral part, of <br />the church proper, convents or homes for persons related to a <br />religious function on the same site provided no building other than <br />a residence shall be located within fifty feet of any lot line of <br />an abutting lot in an "R" District. <br />C. Clubs, Camps, etc. Golf courses, country clubs, <br />tennis clubs, public swimming pools serving more t.han one family, <br />scout camps, YMCA camps, YWCA camps, church camps, or private non­ <br />profit parks, playgrounds and other similar uses. The principal <br />structure for any of the above listed uses shall be 100 feet or <br />more from any abutting lot in an "R" District, and accessory <br />structures shall be a minimum of fifty feet from any lot line <br />7' <br />•1> <br />■ - <br />ORONO CC 279 (4-1-84) <br />1
