Site drainage and constructability factors are the significant <br />engineering issues. <br />The proposed storage room expansion is 25’ x 10’. The construction of the room will necessitate <br />removal of part of the e.xisting timber retaining wall and fence along the east side. The <br />construction will also block the only available drainage route for the south parking lot. We <br />recommend that a bituminous drainage swale be constructed along the east side of the proposed <br />expansion. The swale should be a minimum of 3 ’ wide to allow for snow removal. The <br />construction of the swale will require that the retaining wall and fence be reinstalled <br />approximately 4’ to 6’ east of the present location. We recommend that the large existing <br />cottonwood trees be removed as they would present a safety concern because much of the root <br />foundation needed to support the trees in strong winds wouid be removed. <br />The owner should be required to provide a new plan with the modified drainage swale, retaining <br />wall and fence location shown. The bituminous swale should be sloped away from the building <br />at a l/2"/ft. slope. The swale, retaining wall and fence should be tapered back at both ends of <br />the building to allow a smooth transition into the existing topography.
