i*; <br />§ 10.20 <br />SEC. 10.20. R-IA ONE FAMILY RESIDENTIAL DISTRICT. <br />Subd. 1. Purpose. The "R-IA" One Family Residential <br />District is intended to provide a district which will allow a <br />combination of low density residential development and limiv,ec <br />agricultural activity. Planned residential developments may be <br />allowed by conditional use permit. The district shall have <br />immediate access to highways and public sanitary sewer. <br />y Subd. 2. Permitted Uses. Within any ''R-lA" One Family <br />Residential District, no structure or land shall be used except for <br />one or more of the following uses: <br />A. One family detached dwellings. <br />B. Public owned parks ai^ playgrounds. <br />C. Municipal buildings.^ <br />Subd. 3. Conditional Uses. Within any "R-IA" One Family <br />Residential District, no structure or land shall be used for the <br />following uses except by conditional use permit: <br />A. Schools. Public schools and parochial or <br />private schools which teach a curriculum similar to a public school <br />provided no building shall be located within fifty feet of any o <br />line of an abutting lot in an "R" District and that a fence be <br />erected fifteen feet or more from all street lot lines where the <br />abutting use is for open play, and nursery schools providing fifty <br />square feet of playground space per pupil. <br />B. Churches. Churches including those related <br />structures located on the same site which are an integral <br />the church proper, convents or homes for persons related to a <br />religi/ous function on the same site provided no building other than <br />a residence shall be located within fifty feet of any lot line of <br />an abutting lot in an "R" District. <br />C. Clubs, Camps, etc. Golf courses, country clubs, <br />tennis clubs, public swimming pools serving more t.han one family, <br />scout camps, YMCA camps, YWCA camps, church camps, or private non­ <br />profit parks, playgrounds and other similar uses. The principal <br />structure for any of the above listed uses shall be 100 feet or <br />more from any abutting lot in an District, and accessory <br />structur0S shall be a minimuixi of fifty feet from any lot line. <br />ORONO CC 279 (4-1-84) <br />Ji.m J
