A <br />: • , <br />^ • <br />Zoning File #1617 <br />January 16, 1991 <br />Page 4 <br />Wetland Dedication - <br />The City will require a Conservation and Flowage Easement be <br />dedicated over the wetland in Lot 1; The low area within Lot 2 <br />may be so insignificant as to not require an easement. Status of <br />this "wetland" will have to be determined once topographic <br />information is submitted. <br />Park Dedication - <br />As in all subdivisions which create new building sites, this <br />subdivision would be referred to the Park Commission for <br />determination of Park Land Dedication, or a Park Dedication Fee <br />in lieu thereof. <br />Staff Reccmaendation - <br />The Planning Commission is requested to advise applicant <br />regarding the following Issues of concern: <br />1. Is Outlet b acceptable as a 30* driveway outlet, or will <br />the City require that it be a 50* outlet with 100* diameter <br />cul-de-sac? If so, would this road have to be built as part <br />of the subdivision? <br />2. Should applicants be required to upgrade Lyman Avenue, <br />and should they be required to obtain an easement in the <br />adjacent property to construct a cul-de-sac near their <br />driveway intersection with Lyman Avenue? <br />3. Under the current sketch plan, does Planning Commission <br />agree with the front, side and rear setback designations as <br />proposed by the applicants (consider east lot line of Lot <br />1)? <br />4.
