POSITION PAPER <br />Subject: Setback Variance <br />Point:Is West Side Excessive <br />Our position is. the request for variance is not excessive. With a B-3 zoning <br />the setback required is 60 feet. The major part of our expanded building to <br />the west is still 38 feet from the property line. This distance should be <br />very adequate and not obtrusive to the commercial development to the west and <br />other adjacent properties. The only portion of the addition which gets closer <br />than 38 feet to the property line is the receiving area appendage which <br />accommodates a delivery door and compactor. This area, for a short distance <br />of 12 feet, parallel to the lot line, is 10 feet from the property line. <br />Also, it is our understanding, that according to the Navarre portion of <br />Orono's comprehensive plan, this is where additional retail sales development <br />should be placed. <br />Please see attached drawing. <br />.l'-' <br />niig A.-
