Saffron, Asst Planning & Zoning Administrator <br />January 14, 1991 <br />#1615 Gary Mroz & Kenneth Hopkins - Subdivision <br />Septic Testing <br />r^■ <br />I have reviewed the soil testing information submitted and <br />would make the following comments: <br />V. <br />1.Lot 2, Block 1 has not been tested, and is intended to <br />be served by City sewer from Ferndale Green. A stub is <br />available. <br />2.Lot 1, Block 1 is split between the cities of Orono and <br />Wayzata approximately 50/50. The preliminary plat <br />drawing does not accurately show the tested and <br />available primary and alternate drainfield sites. I <br />have plotted these on Exhibit A, showing the primary <br />and alternate drainfield sites in yellow, and the <br />hilltop building envelope in blue. <br />3. <br />'r*: <br />Schirmers reports that the area just to the east and <br />northeast of the tested drainfield sites contains fill <br />material, hence the drainfield sites cannot be expanded <br />to that relatively flat area. The building envelope <br />southwest of the tested sites is on the high point of <br />the property, and may well allow for a gravity flow <br />trench system from a house developed on the top of the <br />hill. This building envelope is roughly 80' by 140' <br />average, bounded by 30* side setbacks on the west and <br />northwest, by the drainfield sites on the east and <br />northeast, and by the steep slope to the southeast. <br />4.System design was based on a 5 bedroom home, <br />alternate site also can handle a 5 bedroom home. <br />The <br />I- <br />Based on the above information. Lot 1, Block 1 appears to be <br />cjc ,'able of development using septic system and well. While it <br />might be feasible to locate drainfield sites further west on the <br />property, no such sites will be found further east, hence <br />flexibility of house placement on this 2 acre lot is somewhat <br />limited. <br />Isv
