Definition 65 - Definition of Subdivision. <br />2. Definition 66 - Subdivision Classification. See Class III <br />Subdivision. This subdivision involves a flexible zoning <br />application. Please note the conditional use permit and <br />variance application that involves the review of a proposed <br />shared private driveway installed over a portion of a <br />designated wetland shall be reviewed as a separate <br />application (Application #1616). <br />Definition 24 - Lot Area Minimum. Proposed Lot 2 shall be <br />served with sewer and water. Although technically the <br />applicant would have the right to seek credit for the <br />wetlands area, the applicant proposes development per rural <br />standards with a dry buildable envelope of 2.34 acres. Lot <br />1 proposed with on-site septic and well meets the 2 acre dry <br />buildable contiguous standards. <br />Total Area =» 270,045 s.f or 6.2 acres <br />Total Area Wetlands » 48,425 s.f. or 1.11 acres <br />Lot 1 « 2 acres <br />Lot 2 « 3.19 acres (dry acres = 2.34, wet = .85) <br />Definition 26 - Lot, Outlot. A lot which is intended only <br />for public or private roadways, open space or other use, <br />which use must be restricted by the appropriate easement and <br />which use must be approved by the City at the time of final <br />plat approval.
