However, a small portion (2.62 acres adjacent to the FWBI) <br />is zoned B-4, Commercial. As noted in the development summary, <br />the combination of the density permitted by the dry buildable <br />area within the property and the one unit per acre wetland <br />equivalent provided by the City Ordinance yields a maximum <br />development potential of 23 units. <br />Development Program <br />a.Fountainhead Program, The entire housing program proposed to <br />satisfy the students and visiting scientists housing needs <br />addressed in the Fountainhead Program is illustrated on <br />Figure 2. As this figure illustrates, a total of eight (8) <br />housing units will be built in three phases. <br />Phase 1 includes half of the total program, and consists of <br />two duplex structures (four units). Phase 2 is planned for <br />construction next year and it consists of one duplex (two units <br />for a total of six units). To provide an opportunity for <br />family nousing to support summer internships, research, and <br />exchange programs. Phase 3 is currently planned to consist of <br />two single family units. The total of these three phases will <br />equal eight (8) units, the complete goal established in <br />Fountainhead. <br />b.Future Expansion Space. This planned unit development appli­ <br />cation covers only the eight units and phases addressed above. <br />However, the development plan on Figure 2 also illustrates a <br />potential site for another future duplex and the potential <br />location for the expansion of the Freshwater Biological <br />Institute. Neither of these potential developments are <br />currently planned, or funded, and have only been presented to <br />demonstrate that they could occur compatibly in the future. <br />Institute expands, along with the demand for programs <br />which require additional housing, that development would be <br />the subject of another application. <br />Site Design Concepts <br />The basic concept for the development of housing units on this site <br />is to concentrate this development in the area immediately adjacent <br />to the FWBI and to preserve the vast majority of the remainder of <br />the site in its natural state. The site plan for Phase 1 is <br />illustrated on Figure 3.
