My application is being made concurrently with a request <br />for a Conditional Use Permit by McDonald's Corporation to build a new <br />restaurant. McDonald's has entered into an agreement with me to purchase <br />1.33 acres of my property at the comer of Brown Road and Highway 12. <br />Since purchasing the property in 1971, I have considered its development <br />but have not made final plans because of uncertainty in the market place. <br />At this time, I am merely platting the 4 parcels in order to resolve the <br />zoning between the RR—IB zone and the B*1 zone to align with the North line <br />of Mr. William Wear's parcel and to provide a platted lot as required for <br />the City's consideration of a Conditional Use Permit for McDonald's. <br />A private driveway easement for ingress and egress from Highway 12 is <br />planned to serve the McDonald's site approximately 130' West 6f their <br />proposed West line (400' West of Brown Road). The purpose in serving the <br />McDonald's site at this point is to clearly separate this traffic from the <br />existing Brown Road/Highway 12 traffic. <br />We wish to thank you for your consideration of this proposal and look forward <br />to answering any questions you may have at the August 15, 1983, meeting. <br />Very tmly yours. <br />#767 Sidney B.
