The <br />conditional use permit review therefore need not be concerned <br />with detail specifications but instead should concentrate on the <br />broader issues of traffic safety, drainage and the availability <br />©radequate public utilities as discussed in the accompanying <br />separate reports. <br />Additional designing and juggling of elements appears to be necessary <br />before a final site plan can be considered, as follows: <br />Drainage calculations and retention pond designs <br />are required. The necessary pond will likely move <br />all improvements north and/or west resulting in a <br />larger lot as well as a redesigned site plan. <br />Final grading plans for the whole site are required. <br />It appears as if a large amount of earth must be <br />moved to level the site for the improvements as <br />proposed, including much change outside the proposed <br />lot lines. This must be coordinated with access <br />road designs and future useability of the surrounding <br />lot.
