The remaining area is zoned RR IB single <br />family rural residential, unsewered, 2 acres per unit. <br />None of the property has ever been served with or assessed for <br />any municipal sewer or water. <br />EXISTING USE - 2060 WAY2ATA BOULEVARD <br />The Reber property currently is occupied by an old farmstead <br />cSnsisting'^of a rLtal house, a barn with an attached second rental <br />dwelling 2nd several out-buildings. All structures would be <br />located on Lot 3 of the proposed subdivision. <br />The existing use is non-conforming on two counts; <br />1. Residential use in the B-1 district, and <br />2. Two separate dwellings on one property. <br />However this situation is longstanding and the character of it <br />is not changed by this subdivision. Also the actual density wou <br />still be over 2k acres per unit. <br />The existing dwellings utiliize treatment sy^ <br />The system for the main house had new drainfield added in 1977. <br />The other system has not yet been locatea bv the City. <br />The existing driveway directly to Wayzata Boulevard has been closed <br />o« 2^d unllled for some time. Only one Wayzata Boulevard address <br />has been assigned to the property. Addressing “®®®“* "®*!* . <br />to be clarified for 911 response. Each dwelling needs a separate <br />address, and the address should be on North Brown as long as <br />the .driveway- enters from that side.
