The State Land Department is still <br />fee owner; Caples is purchasing property on a contract for deed; <br />our applicant is purchasing lot via Caples - I know not how! <br />Staff must be assured by the County that such sale did include <br />total special assessments owed the City. The Finance Department <br />will review the application for assessment payoffs and the possible <br />need to assess any additional fees bec*'<*isf^ the original price <br />to Caples may have not covered City's total assessment for lot. <br />If a payment is due the City, it may be payed with building permit <br />or assessed against the property. The site plan <br />should show a garage and driveway so that the total hardcover <br />can be determined. <br />The lot is of single separate ownership. The lot area is 1/3 <br />of the required lot area for the zoning district. A house, garage <br />and driveway could be placed on the lot and meet all setback <br />standards and hardcover allowance of 2,360 sf. The lot is severely <br />substandard when compared to the average lot sizes of the surrounding <br />lots.
