Density <br />was decided in 1977 when the original conditional use permits <br />were issued for duplex development. <br />The following is a recommendation of preliminary approval made <br />by the Council in May of 1981. <br />Conditions of Preliminary Approval <br />P.R.D. subdivision, 4 residential lots and 1 open space <br />lot per August 15, 1980, survey attached. <br />Access to 4 residences to remain on existing driveway <br />with no new curb cut to Kelly Avenue. <br />Existing joint use docks to remain where located and <br />to continue as licensed joint use docks serving 4 <br />residential lots of proposed plat and Lot 3, Navarre <br />Cove. No dock will be permitted on Outlot A of proposed <br />plat. <br />A single family residence may never be constructed on <br />Lot 1, 2, 3 and 4. <br />Final Plat Submittals <br />1. Record plat drawings in the form of two (2) mylar copies <br />and one (1) copy reduced to 1” = 200*. <br />Drawing to included: <br />A) Lot lines located per preliminary survey see Exhibit <br />A attached. <br />Drainage and utility easements designated on original <br />Navarre Cove plat to be redesignated on current plat. <br />Lakeside land corridor of Lots 1, 2, 3 and 4 to be <br />extended 10* more - allowing 20* on the lakeshore <br />side and 10* along sides and rear of lots. <br />Legal documents required (to be completed in duplicate) <br />Evidence of ownership, easements and association <br />agreement or covenants regarding Outlot A and joint <br />dock usage. Outlot A considerations as follows: <br />road maintenance, grounds upkeep, sewer and water <br />repaid, maintenance responsibility for each residence, <br />etc., etc. <br />Title opinion addressed to the City.
