Mabusth, Zoning Administrator <br />July 11, 1983 <br />SUBJECT: #752 Michael Noel, 3125 Casco Circle - Preliminary <br />Subdivision <br />Zoning District = LR-IC <br />Area = 103,300 or 2.3 acres <br />Application = Subdivision - Plat - 2 lots <br />Planning Commission Action - Public Hearing - Recommendation for <br />Preliminary Approval <br />At the work session meeting of June 20, 1983, Planning Commission <br />asked that staff review the hardcover on the newly created lot. <br />0-75' - 7,500 sf area <br />75'-250' - 17,500 sf area <br />25% = 4,375 sf allowed <br />= 7,500 sf existing - 3,125 sf or 18% over within 75-250 <br />250'-500' = 24,300 sf area <br />30% = 7,290 sf allowed <br />= 4,165 sf allowance for new house and new drive <br />Planning Commission should note the 20' sanitary sewer easement <br />that intersects the lakeshore yards. The City will ask that a <br />20' utility easement be designated and dedicated on the plat. <br />Five feet of the west side of the tennis court encroaches the <br />easement. Future owner is responsible for all repair to court <br />if the City damages any portion within defined easement if <br />maintenance repair is required. <br />STAFF RECOMMENDATION <br />To recommend preliminary approval of the two lot residential plat <br />of Michael Noel finding all standards of the LR-IC zoning <br />^isi^ict have been satisfied and that there is adequate sewer <br />and water capacity within the existing municipal systems to serve <br />the new residential unit. Approval is subject to the following <br />conditions: <br />1 - <br />2 - <br />3 - <br />4 - <br />Newly created lot is allowed 4,165 sf of additional <br />hardcover - allowed 11,665 sf (existing 7,500 sf) <br />20' sewer easement to be designated as a utility <br />easement on the plat and dedicated to the City. <br />Future owner of newly created lot must make all repairs <br />to tennis court located within defined utility easement <br />if City must make repairs to existing lines. <br />Payment of $400.00 park fee for newly created lot. <br />1 - 1.99 0 $400.00 for new lot.
